Industry: Properties Investment LLC is a joint venture of Dubai Investments PJSC. The company, established in 2002, is engaged in investment in, and development of, real estate properties and is mainly involved in developing residential and recreational projects.

Develop & implement PI finance strategy, standards, methods and processes including budget planning, controllership, treasury and financial planning and analysis. Ensure effective routine functioning of Finance and Accounting activities by establishing financial policies and procedures, controls and reporting systems.
1) Functional Responsibilities:
Manage and assist in implementation of financial, investment and treasury policies and procedures.
Responsible of PI statement & report, assist in preparation of MIS submitted to Board of Directors & Audit Committee.
Complete budgetary process by establishing detailed budget schedules; collecting, analyzing, and budget data.
Manage assist and supervise Owners Association accounts specially in finalization of budget and accounts and ensure approval from RERA.
Achieve budget objectives by analyzing actual v/s budgets for the Company.
Coordinate with external and internal auditors to ensure that audits and reviews are carried out effectively and all audit / review comments are discussed and appropriately closed.
Perform evaluation of PI Properties every 6 months.
Assist in preparation of feasibility for new/existing opportunity from financial stand point.
Liaise & negotiate commercial terms with external service providers/consultants and submit recommendations to High Management.
Undertake effective management of cash flow and negotiating credit facilities with banks
Prepare and review on monthly basis MIS of PI standalone financial results, position and cash flows.
Assist in preparation BOD agenda & documentation.
Perform any other related job duties as requested by General Manager/ CFO Real Estate.
2) Managerial Responsibilities:
Manage all department staff in performing their delegated tasks
Ensure that all department staff acquires required skillsets, knowledge and certifications through appropriate training and professional development programs (in coordination with the Human Resources and Administration Division).
Periodically appraise the staff. Coach and counsel them as required. Encourage good communication among all levels of staff.
Prepare periodic performance reports for the department.
Bachelor Degree in Accounts, Finance.
Relevant professional qualification in finance (CA/CPA/CMA/ACCA) is preferred.
At least ten (10) years of finance experience with at least five (5) years in a managerial role.
Experience in Real Estate developments and top 4 audit firms is an asset.
Other Skills / Requirements:
Excellent command over written and spoken English.
A professional accounting qualification i.e. CPA or equivalent, with good knowledge of international accounting and financial reporting standards with sound technical knowledge.
Master in Finance/ Accounting preferred.
