Senior Estimation Engineer ANCIENT BUILDERS CONSTRUCTIONS LLC

1. Tender Study & Analysis

• Review and analyse tender documents including drawings, specifications, BOQ, conditions of contract, and technical requirements.
• Identify cost-sensitive items, design discrepancies, scope gaps, and potential risks.
• Attend tender meetings, pre-bid conferences, and site visits.

2. Quantity Take-off

• Perform detailed quantity take-off for civil, architectural, and structural works using drawings and models.
• Verify quantities provided by consultants/client.
• Ensure take-offs are in line with latest IFC/issued tender revisions.

3. Cost Estimation & Pricing

• Prepare itemized cost estimates for materials, labour, plant, and subcontractor works.
• Build and update cost databases, productivity norms, and pricing benchmarks.
• Analyse subcontractor and supplier quotations, negotiate where necessary, and select the most competitive options.
• Prepare direct and indirect cost breakdowns, prelims, general items, and project overheads.

4. Technical & Commercial Coordination

• Coordinate with planning department to develop project methodologies, construction sequences, and preliminary programs.
• Work closely with procurement, engineering, and project teams for clarifications during tendering.
• Identify value engineering opportunities to optimize cost without compromising quality.

5. Tender Submission

• Prepare final tender submissions including BOQs, pricing sheets, clarifications, assumptions, and exclusions.
• Ensure compliance with client requirements and internal approval processes.
• Support negotiations with clients and consultants during post-tender stages.

6. Post-Tender & Award Support

• Assist in preparation of contract budgets, cash flows, and handover to project execution teams after award.
• Update cost libraries and lessons learned from won and lost tenders.
