Job Title: Preventive Maintenance Manager – HVAC & Refrigeration

Reports To: Operations / Maintenance Director

Job Purpose:
Responsible for leading and overseeing the preventive maintenance programs for all HVAC, refrigeration, and associated equipment across the organization. Ensures operational reliability, energy efficiency, regulatory compliance, and optimal performance of all equipment.

Key Responsibilities:

1. Develop, implement, and manage preventive maintenance schedules for all equipment, including:

   • Package Units

   • Air Handling Units (AHU / FAHU)

   • Split Units / Split Units-Ducted

   • Cassette Units / Split-Cassette Units / Wall Mounted / Cassette / Floor Standing

   • VRF IDU Units (including Commercial / Club)

   • VRF ODU Units (including Commercial / Club)

   • VRV IDU Units (Club)

   • VRV ODU Units (Club)

   • Ducted Units / Ducted Inline Fans

   • Window AC Units

   • Floor Standing Units

   • Chillers

   • Fan Coil Units

   • Chilled Water Pumps

   • Walk-in Freezers and Chillers

   • Roof Extract Fans (Kitchen / Toilets)

2. Lead, supervise, and mentor the maintenance team, including technicians and subcontractors, ensuring all preventive maintenance tasks are executed efficiently and effectively.

3. Monitor equipment performance, identify potential risks, and implement proactive solutions to prevent downtime and operational disruption.

4. Ensure proper documentation, reporting, and analysis of all preventive and corrective maintenance activities.

5. Coordinate with Procurement and Stores for spare parts, materials, and tools required for preventive and corrective maintenance.

6. Ensure full compliance with safety protocols, regulatory standards, and manufacturer guidelines.

7. Develop and manage the maintenance budget, optimizing costs and resources while ensuring equipment reliability.

8. Provide technical guidance, training, and leadership to maintenance staff to enhance skills, efficiency, and safety awareness.

9. Collaborate with other departments to ensure smooth operations during maintenance activities.

10. Evaluate and implement modern maintenance strategies, technologies, and best practices to enhance the preventive maintenance program.

Qualifications & Experience:

• Bachelor’s Degree in Mechanical / Electrical / HVAC Engineering or related field.

• 15–20 years of extensive experience in HVAC, refrigeration, and preventive maintenance management.

• Proven track record in managing large-scale preventive maintenance programs and teams.

• Strong knowledge of commercial and industrial HVAC, VRF/VRV systems, chillers, pumps, and refrigeration units.

• Experience in budgeting, scheduling, reporting, and optimization of maintenance operations.

Working Conditions:

• Site-based with exposure to mechanical rooms, rooftops, and chilled water plants.

• May require occasional overtime or emergency call-outs.
