Operation & Maintenance

• Supervise, operate, and maintain all mechanical systems (HVAC, chillers, boilers, pumps, air compressors, plumbing, and firefighting systems).
• Monitor system performance and ensure energy-efficient operation.
• Respond to equipment breakdowns and perform root cause analysis.

Preventive & Corrective Maintenance

• Develop, implement, and monitor preventive maintenance schedules.
• Ensure timely corrective actions to avoid downtime and extend equipment life.
• Coordinate with contractors/vendors for specialized maintenance work.

Technical & Compliance

• Ensure all mechanical systems comply with relevant codes and standards (ASHRAE, NFPA, SBC, etc.).
• Review technical reports, drawings, and specifications for facility modifications or upgrades.
• Prepare and maintain O&M documentation, inspection records, and compliance reports.

Projects & Upgrades

• Support facility upgrade projects, equipment installations, and retrofits.
• Coordinate with consultants, contractors, and suppliers during design and execution.
• Participate in testing, commissioning, and handover of new systems.

Health, Safety & Environment (HSE)

• Enforce safety procedures for mechanical works and ensure compliance with HSE policies.
• Conduct risk assessments for mechanical operations and maintenance activities.
• Respond to emergencies related to mechanical equipment failures.

Team & Coordination

• Supervise and train junior engineers and technicians.
• Coordinate with electrical, civil, and facility teams for integrated building operations.
• Liaise with landlords, tenants, and external agencies for facility-related issues.
