The Property & Leasing Manager is responsible for managing the overall operations of assigned properties while maximizing occupancy and rental income through effective leasing strategies. The role ensures efficient property management, tenant satisfaction, compliance with regulations, and achievement of financial targets.
Key Responsibilities
Property Management
•Oversee day-to-day operations of residential, commercial, or mixed-use properties.
•Ensure properties are maintained to high standards, including facilities, housekeeping, and security.
•Coordinate with FM teams, vendors, and contractors for maintenance, repairs, and services.
•Monitor service level agreements (SLAs) and vendor performance.
•Ensure compliance with local laws, safety regulations, and company policies.
•Prepare and manage property operating budgets and control expenses.
Leasing & Commercial Management
•Develop and implement leasing strategies to maximize occupancy and rental yields.
•Market vacant units through brokers, portals, and internal networks.
•Negotiate lease terms, renewals, amendments, and terminations.
•Prepare and review lease agreements in coordination with legal teams.
•Conduct rental market analysis and recommend pricing strategies.
•Manage lease renewals and minimize vacancies and tenant turnover.
Tenant Relations
•Act as the primary point of contact for tenants.
•Handle tenant inquiries, complaints, and disputes professionally.
•Ensure timely resolution of issues to maintain high tenant satisfaction.
•Conduct regular property inspections and tenant meetings.
Financial & Reporting Responsibilities
•Monitor rental collections and follow up on outstanding payments.
•Coordinate with finance and accounts for billing, reconciliations, and reports.
•Prepare monthly and quarterly property performance reports.
•Track leasing KPIs such as occupancy rate, rental income, and lease expiries.
Strategic & Administrative Duties
•Support asset enhancement and value-addition initiatives.
•Assist in feasibility studies for new properties or expansions.
•Maintain accurate records of leases, contracts, and property documents.
•Coordinate with brokers, consultants, and government authorities as required.
Key Performance Indicators (KPIs)
•Occupancy rate and vacancy reduction
•Rental income growth
•Lease renewal success rate
•Tenant satisfaction levels
•Budget adherence and cost control

Qualifications & Experience
•Bachelor’s degree in Real Estate, Business Administration, Finance, or a related field.
•Professional certifications in property or facility management are an advantage.
•Minimum 5–8 years of experience in property and leasing management.
•Strong knowledge of leasing laws, contracts, and real estate market trends.
•Experience managing residential, commercial, or hospitality assets.
