To oversee the technical maintenance, infrastructure integrity, and asset management of the company’s portfolio. The Facility Manager is responsible for the Head Office operations and provides technical support to the Catering & Accommodation departments by ensuring all buildings, MEP systems, and equipment are functioning correctly. This role assists Senior Management by managing the company's fixed assets and leading the technical maintenance workforce.

Key Responsibilities

1. Technical Maintenance & Hard Services.

  • Preventive Maintenance (PPM): Develop and enforce a strict maintenance schedule for all properties (Head Offices and Camps) covering HVAC, Generators, Plumbing, Electrical panels, and Fire Systems.

  • Corrective Maintenance: Manage the rapid response to breakdown requests raised by the Catering/Accommodation Manager (e.g., fixing a broken chiller in the kitchen, repairing ACs in worker quarters).

  • Infrastructure Sustainability: Monitor water treatment plants (RO stations), sewage systems, and power grids to ensure uninterrupted utility supply to all sites.

  • Civil Works: Oversee building repairs, painting, carpentry, and minor refurbishments to maintain the aesthetic and structural integrity of the facilities.

2. Corporate Headquarters Management

  • Building Operations: Take full ownership of the Main Head Office, This includes managing reception, elevators, lighting, and meeting room readiness.

  • Soft Services (HQ Only): Manage housekeeping, security, and pantry staff specifically for the main building and executive offices.

  • Space Planning: Coordinate office layouts, workstation setups, and internal moves within the administration building.

3. Asset Management.

  • Asset Register: Create and maintain a digital inventory of all company assets (Furniture, IT equipment, Kitchen Machinery, Vehicles, Tools).

  • Asset Lifecycle: Track the age and condition of assets to advise Management on when to repair vs. when to replace (CAPEX planning).

  • Tagging & Auditing: Implement an asset tagging system and conduct random physical audits at sites to ensure equipment assigned to the Catering/Accommodation teams is accounted for.

4. Team Leadership.

  • Technical Team Management: Lead and supervise the maintenance workforce (Electricians, Plumbers, HVAC Technicians, Carpenters).

  • Resource Allocation: Deploy technicians to different sites based on priority tickets received from the Catering/Accommodation Managers.

  • Performance Monitoring: Track the team’s "Mean Time to Repair" (MTTR) to ensure efficiency and minimize downtime.

5. Vendor & Contract Management.

  • Specialized Contractors: Manage contracts for services that cannot be done in-house (e.g., Elevator maintenance, Specialist High-Voltage repairs, Civil Defense certification).

  • Spare Parts Procurement: Manage the technical store, ensuring critical spares (compressors, breakers, filters) are always in stock to avoid delays.

6. Health, Safety & Compliance.

  • Regulatory Compliance: Ensure all buildings meet Saudi Civil Defense standards (Fire alarms, sprinklers, emergency exits).

  • Safety Audits: regularly inspect boiler rooms, electrical rooms, and gas storage areas to identify and eliminate hazards.

Relationship with Other Departments

  • Internal Customer: The Catering & Accommodation Manager. You are their service provider. If their kitchen oven breaks, your team fixes it. If their camp loses power, your team restores it.

  • Management: You provide data on asset value, depreciation, and maintenance costs to help them make financial decisions.

الملف الشخصي المطلوب للمرشحين

  • Education:

    • Bachelor’s degree in Engineering (Mechanical or Electrical) or Facility Management.

  • Experience:

    • 5–10 years of experience in Facility Management or Maintenance.

    • Strong background in MEP (Mechanical, Electrical, Plumbing) is essential.

    • Experience managing a technical team of technicians and supervisors.

  • Technical Skills:

    • Excellent knowledge of HVAC systems (Split, Package, Chillers) relevant to Saudi weather.

    • Competence in Asset Management and Inventory tracking.

    • Knowledge of Saudi Building Codes and Safety regulations.

  • Soft Skills:

    • Strong organizational skills to manage tickets from multiple sites.

    • Ability to translate technical issues into business reports for management.

Key Performance Indicators (KPIs)

  1. Ticket Resolution Time: Speed at which maintenance requests from the Catering/Accommodation team are resolved.

  2. Asset Availability: % uptime of critical equipment (e.g., Kitchen Freezers, Camp Generators).

  3. PPM Compliance: % of scheduled preventive maintenance tasks completed on time.

  4. Head Office Standards: Cleanliness and functionality score of the main building.
