1. Sales & Revenue Generation
- Achieve and Exceed Targets: Develop and execute strategic sales plans to consistently meet or exceed individual and company sales targets and revenue goals.
- High-Value Transactions: Personally handle complex and high-value property sales transactions from initial lead generation to final closing.
- Lead Generation: Proactively source, qualify, and develop new business leads through networking, referrals, cold calling, and strategic outreach to high-net-worth individuals and institutional investors.
2. Client Relationship Management
- Client Portfolio: Manage and nurture a portfolio of key clients, providing expert consultation on market conditions, property values, and investment opportunities.
- Customer Journey: Guide clients through the entire sales process, including property viewings, comparative market analysis (CMA), negotiations, and contract execution, ensuring an exceptional client experience.
- Relationship Building: Build and maintain long-term, trusting relationships to secure repeat business and referrals.
3. Market Expertise & Strategy
- Market Analysis: Conduct continuous market research, competitive analysis, and property valuation to stay informed on trends, pricing, and new developments.
- Sales Strategy: Integrate market intelligence into refined sales tactics and strategies to maintain a competitive edge.
- Reporting: Prepare detailed sales reports, forecasts, and performance analyses for management.
4. Negotiation & Documentation
- Expert Negotiation: Lead all property negotiation processes, aiming for successful outcomes for both the client and the company.
- Contract Management: Ensure all contracts, legal documents, and sales agreements are accurately prepared, executed, and compliant with all real estate laws and regulations.
- CRM Utilization: Maintain meticulous records of all sales activities, client interactions, and pipeline status within the company's CRM system (e.g., Salesforce).

Sales & Negotiation
- Excellent Negotiation and Closing Skills: Mastery in negotiating favorable terms, resolving conflicts, and securing complex deals.
- Sales Strategy Development: Ability to create, implement, and adjust effective sales strategies and tactics to drive business growth.
- Market Analysis: Deep, in-depth knowledge of the local real estate market, pricing trends, property valuations, and economic factors.
Leadership & Management (Especially for Senior Sales Manager roles)
- Strong Leadership and Mentoring: Proven ability to lead, motivate, coach, and manage a team of sales professionals to achieve team targets.
- Goal Setting: Experience in setting individual and team sales goals and monitoring performance.
- Recruitment and Training: Ability to hire, onboard, and provide ongoing training and support to sales agents.
Interpersonal & Communication
- Exceptional Communication: Outstanding written, oral, and presentation skills.
- Client Relationship Management: Ability to build, maintain, and nurture strong, long-term relationships with high-end clients, investors, and other stakeholders (relationship building).
- Trust and Integrity: Demonstrated integrity and a focus on providing honest, reliable, and client-centric service.
Technical & Business Acumen
- CRM Proficiency: Expert knowledge and use of Customer Relationship Management (CRM) software (like Salesforce) and other real estate technology/software.
- Financial Acumen: Understanding of property valuation, investment analysis, and financial reporting.
- Legal & Compliance Knowledge: Familiarity with real estate laws, regulations, and ethical standards to ensure compliance in all transactions.

Experience:
Minimum of 3 to 5+ years of proven sales experience in the real estate industry is usually required.
- Proven track record of consistently meeting or exceeding demanding sales targets/goals.
- Experience in handling complex contracts, negotiations, and transactions.
- Education:
- A Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field is often preferred or required.
- Licensing/Certification:
- An active Real Estate Agent or Broker's License is generally essential, depending on the location and specific role responsibilities.
- Professional certifications may be a plus (e.g., CCIM, CPM).
