The Sr. Executive PM is responsible to manage facility properties, including maintenance, service contracts, and vendor coordination. They enforce policies, ensure safety compliance, and collaborate with other departments to optimize space and contribute to overall property efficiency.
Duties and Responsibilities-
• Manage day-to-day the properties in the company's portfolio. • Plan and schedule maintenance tasks to ensure the proper functioning of all facilities. • Manage and negotiate service contracts with external vendors to meet facility needs. • Monitor contract compliance and evaluate vendor performance for ongoing improvements. • Liaise with various vendors to address property issues promptly and effectively. • Maintain positive relationships with vendors to ensure timely and quality services. • Implement and enforce company policies related to facility management. • Develop and update procedures to enhance operational efficiency and effectiveness. • Ensure properties comply with safety regulations and standards. • Conduct regular safety inspections and address any identified concerns promptly. • Work closely with other departments to optimize space utilization based on organizational needs. • Contribute to cross-functional teams to enhance overall property efficiency. • Analyze and recommend strategies for optimizing the use of office space. • Coordinate office moves and relocations to facilitate seamless transitions. • Identify opportunities for improving overall property efficiency. • Implement initiatives to enhance workflow and resource utilization. • Perform any relevant additional duties and responsibilities as directed by the immediate superior(s).
Authorities-
• Access to ERP System as per the approved user profile for the position. • Access to file(s), document(s) and manual(s) within the scope of responsibility. • Any other authorities delegated by the direct superior or stipulated in any executive directive or in the approved DoA matrix.
Key Interfaces:
Internal:
• All other entities/departments as required.
External:
• External vendors and service providers. • Clients/tenants. • Regulatory authorities • Any other relevant external entity to facilitate processes within the scope of responsibility.

• Property Management • Facility Maintenance Management (Preventive & Corrective Maintenance) • Contract Management • Safety and Compliance • Cost Management • Overall Facility Efficiency
Education:
• A bachelor's degree in Facilities Management, Property Management, Engineering or a related field. • Master’s Degree is a plus.
Experience:
• 6-8 years (Minimum) of experience in related field.
Professional Training:
• The attainment of Relevant certifications in facility management or property management (e.g., CFM - Certified Facility Manager).is a plus.
Additional requirements:
• In-depth understanding of facility management principles and best practices. • Proficient in Microsoft Office. • Proactive approach to prevent potential issues. • Ability to adapt to changing priorities and handle unexpected situations. • Strong organizational and multitasking skills. • Excellent communication and interpersonal skills for vendor coordination and collaboration with other departments.
